To be successful in real estate investing, you must sell your houses fast. This is especially true in a slow market where selling houses can take months, thereby increasing your holding costs.
It is therefore necessary to use all tools at your disposal to sell your houses fast.
How can you automate the process of getting buyers for your properties?
To set the record straight, real estate is a face to face game. A buyer must come to see the house before they buy it.
But you can acquire those buyers automatically, so you end up selling your houses faster.
I highly recommend and use squeeze pages. A squeeze page is a page that promises something you need, but you have to provide your name and email.
Be careful not to ask for too much information or the response will be low, name and email is all you need.
The list you create, or buyers list, is a list of people who are looking to buy houses in your area and probably have the money to do so. Your next deals are likely to be taken by people in your buyers list.
Let us look at some simple examples:
Squeeze Page Example 1:
As a wholesaler, I usually set up a simple squeeze page from my real estate investor website that promises real estate investors access to a list of highly discounted wholesale properties.
In order for them to view those properties, they must provide their name and email, and they are instantly redirected to the page with property listings.
I built my first buyers list this way. I advertised my properties on our local newspapers and provided a website address instead of a phone number. This website address was a squeeze page.
I ended up with a list of about 200 very responsive buyers.
I sold a few deals to the people in this list.
Squeeze Page Example 2:
This type of squeeze page must be built into your real estate investor website.
Once you list your properties on your website, the summary page shows a list of properties with the estimated market value, sale price, equity, etc.
The information is just enough to build their interest. To access full property details, they must click on "More Details". A lightbox squeeze form pops up requesting for name and email to access all the details.
This method consistently gives me more buyer than the first squeeze page.
Autoresponders
Autoresponders must form part of automation. An autoresponder sends previously written email messages at pre-timed intervals.
For instant once they sign up, an instant email is sent saying something like "Thank you for joining our buyers list. We will be sending you deals that meet your needs as soon as we get them."
They will be getting helpful messages over the next few days automatically. The goal is to build rapport with them and encourage them to update their profile - phone number, areas they buy from, types of properties, etc.
The information they provide is important for your marketing and ensures buyers get only the properties they are interested in.
