3 Tips To Sell Your Flips Faster Than You Can Say “Easter Bunny”

One way of raising the value of property is by renovating it to make it more attractive to potential buyers.

But don’t just renovate everything…focus on the important things.

The first thing that buyers notice is how the property looks like on the outside because it gives a potential buyer an impression of what the house might look like once they get inside.

If you focus more on making the interior appealing and forget to work on the exterior, you might turn away many potential buyers.

These three tips should help you make your house more attractive to buyers…and way faster than that Easter Bunny can hop.

1. Give Your House A Facelift

When buyers go through listings, they decide within seconds if they are interested in a certain house by simply looking at the pictures. The key here is to capture a buyer’s attention by improving the exterior of your property.

You have to improve different faces of your house, which you will use for your photos. There are a number of ways that you can do this:

  • Painting the shutters, porch, garage, trim and the exterior
  • Installing siding, gutters, windows and a new trim
  • Clean the roof, porch and exterior
  • Purchasing a new set of house numbers

None of these will cost you much, but you’ll make up for it when the house sells fast.

2. Improve The Appearance Of The Driveway

Yes, the driveway. It’s what many buyers unwittingly notice first.

Try to get rid of anything that makes the driveway unattractive. If it’s weeds or grass spouting through cracks or if it is too cracked, you need to work on how you will improve it.

You can go the extra mile and make the driveway unique by repaving it with a unique pattern of an unconventional material like brick. Don’t rule out adding edgings if you think repaving is time-consuming.

Edgings can make a driveway look classy and professional.

Sometimes all it takes is just hosing down an old driveway and it will appear as if it is brand new.

3. Create A Focal Piece

A focal piece is a great way of making your property stand out from the rest.

Some houses come with their own focal pieces, all you have to do is make it more appealing.

For instance, a house might have a great porch – but a few improvements like a basic paint job can make it very attractive.

If you get some Adirondack chairs or flower pots – they make excellent decorations and make the home look more appealing.

If the property does not have a focal piece that you can use, you should try to add something that works and is within your budget.

Don’t overspend on this…ALWAYS remember The 70% Rule at all times.

Patio furniture or a patio can make a really great focal point. If the property has a garden, you can add an arbor. If not, you can add the arbor to the side of the house.

There are many other ways that you can give a house a facelift and attract more buyers; you just have to be creative.

And the great thing is that you can do it faster than kids grabbing up eggs on Easter morning…
