Investors. They have unlimited funds to purchase.
Their criteria is very simple, it is as follows:

He is seeking multi-family projects in the core locations of Alabama, Florida, Macon& Savannah, GA, N and S Carolina, TN: Chattanooga, Nashville, Knoxville, and Clarksville ;Texas, Oklahoma.

Property Profiles:

· 1980 and newer that are characterized as
· Price Range : No Limit
· "C" to "B+" ·
· Occupancy above 70 % to 85%. Min. 70% if numbers are good
· 100 units and larger. Prefer 500+ Units
· have a balanced unit mix.
· He does not purchase properties with flat roofs.
· Properties that need to be repositioned or have an occupancy below 85% will be considered on a case by case basis.
· COC: Cash on Cash return must be 10% or better
· OWNERSHIP:
Properties can either be purchased with cash and assumption of existing financing or traditional financing with cash for the down payments. He also will consider owner held financing on a portion of the purchase price.
