Yes, I work with a lot of investors.
Yes, they buy a lot of properties.
NO, I WILL NOT REFER YOUR SERVICES TO THEM JUST BECAUSE YOU OFFER SOMETHING IN IT FOR ME.
If you call me/ email me/ text me/ Facebook me/ message me on twitter/ message me through LinkedIn/ message me through BiggerPockets/ message me through ActiveRain/ smoke signal me/ etc. inquiring if I will refer you to my investors - SEND ME INFORMATION about your company and SHOW ME why you're the best.
I understand that everyone is doing everything they can to acquire business right now. But honestly, offering a kickback isn't going to get you any business from me. Prove to me that you're the best at what you do and I would LOVE to work with you - but I still don't want your kickback.
What I want is to make my clients happy so that they continue to work with me. Using the best property managers, title companies, inspectors, lenders, contractors, landscapers, etc will enable deals to get done as smooth and quick as possible without unnecessary stress. Generally, if you're awesome at what you do - your reputation will speak for itself.
Likewise - if you're terrible at your job and a total sleaze ball your reputation will also speak for you. Investors (well, and the rest of the world too) want to work with people they can TRUST. If I were an investor and I realized my agent was receiving kickbacks from the landscaper they referred me I'd be wondering things like: Am I being overcharged by this company so they can pay my agent a kickback?, Is their measly referral fee the only reason my agent referred this horrible company?, What else is my agent hiding from me?, and I would begin to seriously doubt that my agent has (or ever had) my best interests in mind.
To me, hiding a secret is the same thing as lying. Is a $50 kickback/ referral fee worth losing a client over? No way. Build a strong, trusting, long lasting relationship with your client and there’s no limit to how much money they can make you not only from their own business, but the business you'll receive from that client's friends and family after they hear about how awesome of an agent you are.
Furthermore, I don't care if we went to high school together or your mom knows my mom or you met me at a bar last St. Patrick's day or we used to work together at the mall. I know a lot of people and the ONLY reason I will refer anyone is because they're awesome.
Am I going to use your roofing company because your friend Joey’s cousin Rachel used to work with a girl named Emily who is friends with me on Facebook even though what you described to me as “no out-of-pocket costs for my investors due to your ability to con insurance companies into paying for things that don’t need to be done” is clearly fraud, you are neither licensed, bonded, nor insured, and you have no legitimate marketing material to present to me?
Hmm…
Your kickback probably isn’t enough to cover the amount of sleeping pills I’d have to buy in order to sleep at night. Go social network stalk someone else.

Ready to get 2011 off to a good start?
Now is the time to invest in real estate in Arizona… we are starting to see some positive signs of the market turning around - rents are up, and vacancies are down. This is a great time to get in and obtain a great investment that makes sense from a cash flow perspective, not to mention the upside potential with appreciation when the market recovers. We have clients buying single family homes, condos, and apartment homes that generate returns of 10-25% without even including appreciation potential! Whether you are a beginner or an experienced investor, whether you have a large amount of money or a small amount of money to invest, we would be happy to work with you. When choosing new investments, it is important to make sure you are diversified, and to evaluate your goals and determine the steps needed to achieve them.
