Why is investing in real estate so hard

Is it investing is too hard or is it we don’t have all of the answers? I have been studying real estate since 1985 and the two most valuable lessons I have learned are number one no one wants to share their secrets and number two every program, every book and every guru always gave me enough to help me to start investing but when I ran into a problem I did not have anyone to ask for help.

I had to learn the hard way through education, hard work and discipline how to be a successful real estate investor. It was not easy; there were so many times I wanted to give up but the fear of working at a job for the rest of my life was greater than the desire to quit. I wanted so much more in my life, I wanted to give my children all of the things I did without as a child and the love of my life deserved to enjoy everything she wanted but we never could afford.

The real estate market is the hardest ever to make money, unless you have a lot of cash or your uncle owns a bank. I had to find a way to be successful in this real estate market without all of the risk of using my cash or the liability of using my credit.

I started to look at those who needed help the most and found that so many sellers could not sell because they owed more on their homes than they were worth and I learned that 30% of the homes are owned free and clear, also there were so many buyers who did not qualify for bank financing because they had lost their homes due to hard times, credit score or they did not have a large enough down payment.

I started using a real estate investing technique called the sandwich lease to invest in real estate without any cash out of my pocket, without using my credit. I was able to help sellers sell their homes regardless of value or amount owed and I was also able to help those who wanted to own their own home, while I helped them rebuild their credit to transfer the home into their name, they were able to build up down payment from the credit they received from their monthly payment and when the market started to go up again they would start earning equity.

I earn profit immediately, I earn a passive monthly income and the longer I control a property the more money I make. The seller saves their credit because they are not doing a short sale, foreclosure or bankruptcy, they don’t end up owing the bank money or the IRS taxes on the loss. The buyer rebuilds their credit, builds up down payment and builds up equity while they live in their own home preparing to qualify for the loan.

So if you have enough to start your own real estate investment company (as little as $500.00 and as much as $5,000.00) and want to make money investing in real estate while helping sellers who are in trouble and buyers who need a fresh start and a second chance now is the time. No money out of pocket and no credit needed, all you need is a desire to help others while you are creating a better life for yourself.

How many times have you heard that from friends, family and the media? Investing in a down market full of foreclosures, bank REO’s and trying to compete with all the professional investors is almost impossible.

To invest in today’s real estate market you have to be prepared, be educated and you must have an action plan however sometimes even that is not enough; there are so many factors to deal with such as banks, hard money lenders, competition, repairs and the list goes on.

I know that investing alone is risky, exhausting and expensive however if I invest with others we can build the bridge to financial freedom faster, better and easier. So if you are thinking of trying to do it on your own or thinking about buying a program, books, tapes or going to a seminar DON’T DO IT.

I will show you the easiest way to invest in real estate without investing any money (ok maybe ten bucks) or using any credit. I want to show you how anyone can work from home part time and make money investing in real estate without ever leaving your home.

I will show you how to invest in real estate regardless of the value of the property or the amount owed on the property, just imaging making five thousand or more right away and making a passive income every month. Once again without any money (except maybe the ten bucks) and without using any credit.

There has never been a better time in history to invest in real estate, Norman D. Rockefeller said "I want to own nothing but control everything."That is the most profound brilliant statement I have ever heard, it has changed my life and my direction to success.

I have spent the last 25 years educating myself and I have done all of this in the quest to be successful as a real estate investor and it paid off as I have made millions of dollars investing in real estate.

Is it the right time to invest in real estate?

I have been studying real estate since 1985 and I have watched the real estate cycles, those real estate investors who have made the most money in residential real estate were those who held real estate for the long term. I have interviewed many residential real estate millionaires over the years and the answer is always the same, the name of the game is to earn a passive monthly income so you can enjoy your life and have money for retirement. It doesn’t mean when you are 65 but when you are ready to take life a little easier.

Is it the right time to invest in real estate? The answer is absolutely, real estate is at a price that has not been seen since the early 2000’s and mortgage loans haven’t been this low since 1955. Here is the question you should be asking “What is the best way to invest in today’s market with the least amount of risk and liability”.

Risk is when you must invest your money, due to the volatility of today’s market you don’t know how safe your money really is. Liability is when you add your name to the title of a property or create a new mortgage which will affect your credit, your credit score and other assets that you own.

I have been watching the market closely since the real estate market began to decline in 2007, after all of my research on how to invest in today’s market I found “The Sandwich Lease” to be the safest way to invest while helping buyers and sellers at the same time.

I just acquired two properties using “The Sandwich Lease” with only $10.00 down on each property (good faith deposit does not have a set amount), I will earn 5k to 20k immediately from the tenant buyer I put into the property and around $500.00 per month in positive cash flow.

How to make money regardless of value or price

Is it possible to make money in real estate regardless of the value or the price? Most real estate investors and Guru’s will tell you no, but the question remains is it possible?

Have you ever heard your parents say “houses were only x amount of dollars back then, I wish I would have bought a bunch of them I would be a rich man now.” We all have said that if you have been through down and up cycles in real estate.

Obviously you are interested in real estate and you would like to have financial freedom, just for a moment think about the life you could have if you were financially free. I have good news and bad news for you, the good news you can have that life and the bad news is you still have to work for it. However, no better ways to make money than doing something you love.

I remember when I was a kid my mother who was a realtor took me with her to show a house, this was back in the late 70’s in Iowa when properties were at a low because the two biggest companies in our town was laying off workers. Homes were selling for half price or less than just a few years before, the man looking was a real estate investor and he told me the most important words I ever heard in real estate, he said “son don’t ever be afraid to buy real estate because if you hold it long enough it will always go up and make you rich.”

Well over the years I have tested that theory, researched it and found it to be 100% correct. So when someone tells me in a down market that you have to steal a property to make money I know it is not true.

I make money in today’s market using the sandwich lease which allows me to make money upfront and make a monthly income so if I never finish the purchase of the property or if my buyer never buys the property I still made money.

If in the future the property goes up in value (which history tells us it will) I make even more money, the best part is I can invest without using any money or any credit and help others at the same time.
