The second and another accurate source is through real estate agents.  Knowledgeable agents have sharp eyes and great instincts when looking for houses that will befit every buyer's needs, wants, and their budget.  Usually, they're the first ones whom sellers deal with, either for advice or consultation, before they would post their properties in the market.  Others would even suggest to their clients which mortgage option suits their financial standing and lifestyle.

The MLS and real estate agents are the two most common means now home individuals seek when looking for that aspiration residence of theirs in this flooded market.  Have in mind, that before doing your search and getting comfy on your computer; and before even hiring your representative; you might as well do your homework first.  That is, have a short list of the homes you're going to visit or inspect and in what area you'd also like to live in, such as in Anaheim real estate in California perhaps.  Be assured that when you accomplish this; and when you end your residence hunting and buying, whether online or through a real estate agent, the feeling's just pure bliss.

Still couldn't get your seller of your desired property say YES to your offer?  Maybe there are things you’ve either intended not to do or have forgotten doing so intently.  Letting out an offer is the most important, yet, the very scariest part of the whole process when home-buying.  The effort you'll put in during the negotiations will show sellers how serious you are as a buyer, inevitably, on having that property you want to own.  Check out these items if you’re on the right track or taking a wrong route in winning the negotiations: 

Checking on in the seller's wants and needs -   Keep in mind that while you may be wanting to have that property in that location, say, in Anaheim real estate or Anaheim homes for sale for example, sellers, at the other end, have their own needs and wants as well.  Some house buyers overlook (either intentionally or naively) on the needs and wants of the seller out of the whole process.  Regard the seller as a "business partner" - taking into account what they should rightfully get from the negotiations.  It would be wise to know what made the seller decide to let go and sell his property; how long it had been in the market; and what other terms s/he want to discuss.

Proceed to the negotiation ready - by having your pre-approved loan letter and your written offer with you.  This will make enough ground for the seller to consider you as one, if not, his/her major purchaser.  Needless to say, this is an indication of your seriousness as a home buyer.

Have your real estate agent in tow when going to the seller's house -  Professionals like them bridge gap, if there would arise just in case during the meeting.  Better yet, chat with your agent on how you should facilitate it, taking into consideration your contingencies and how to “sell” it perfectly to the seller.
