The median list price in Carmel Valley, San Diego, CA this week is $972,000.

The Market Action has been basically flat recently, and days on market decreasing there are not strong signals for the market.

The Carmel Valley, San Diego, CA real estate market has shown some evidence of slowing recently.  Both prices and inventory levels are relatively unchanged in recent weeks.  Watch the Market Action Index for changes as it can be a leading indicator of price changes.

We continue to see Carmel Valley homes for sale prices hovering around these current levels, even though they bumped up a bit this week.  Look for a persistent up-shift in the Market Action Index before we see prices move significantly from here.


Rancho Santa Fe Real Estate Market Conditions

The median list price in Rancho Santa Fe, CA this week is $3,109,000.

Rancho Santa Fe homes for sale (inventory) is up and Market Action is trending down recently.  While days on the market appears to be trending lower, the overall conditions are weakening a bit.

In terms of supply and demand, the Rancho Santa Fe real estate market is getting cooler – more supply is coming on the market relative to the sales demand.  However, in recent weeks prices have been moving higher.  Since it is technically a Buyer’s market, this price trend may be a result of improved quality (newer, larger homes) of the homes being listed.  Look at the descriptive statistics where you may notice the homes being listed are larger and younger than they have been in the past.

This week saw relatively little price change from last week.  However, Rancho Santa Fe real estate prices continue to demonstrate a nice up trend in general over the last several weeks.


Half Marathon near your Del Mar Home

Celebrating their 31st year, The La Jolla Half Marathon is Sunday April 29, 2012 at 7:30 AM.

If you live in Del Mar, don’t miss out on the spectacular event!

Secure online registration is provided by Active.com, the leader in online registration. Please note that the capacity limit of 6500 runners supersedes the online registration deadline.

After the April 13 registration deadline, Last Chance Registration will be available at the Runners Expo for all open events* between 9:00am and 5:00pm in downtown La Jolla at the La Jolla Recreation Center, 615 Prospect Street.

Chip timing will be used for both races. Official results and age group awards will be based on your Chip Time (net time on the course). Course record cash awards will be based on Gun Time as in the past. All runners must attach the Chip as instructed or they will not be timed and ineligible for any award. Results will be posted adjacent the Finish Line and at RunLaJolla.com after the race.

All participants are invited to a pre-race Carbo Dinner adjacent the Runner's Expo on Saturday evening (April 28) at the La Jolla Recreation Center, 615 Prospect Street , between 5:00 pm and 6:00 pm. Your Bib is required for admission. Guest tickets may be purchased at the door for $10.00.

Several bicyclists will lead runners and split times will be announced at each mile marker. The course is clearly marked with traffic cones, chalked arrows and course guides at each questionable turn. Except when otherwise directed by a course guide or police officer, please run as close to the right hand curb as possible. Running outside the cones is a genuine personal safety hazard and could jeopardize the future of this race. You are encouraged to shout at people who are not within the cones. This course has several major hills (up and down) and some areas where footing may be difficult. Runners should use extreme caution in these areas. Significant efforts have been made to reduce any danger to an absolute minimum, however, since the course runs along many streets which carry normal traffic, runners must take more than casual precautions to ensure their safety. If you become sick or injured, stay along the course, a sag wagon will follow the last runner. Aid stations are located at strategic points along the course. Water and a sport drink will be available at each station. Note: The course will open to normal traffic progressively from the start based on an 14 min / mile pace.

Meet the Chefs near your Del Mar Home!

The 16th annual Meet the Chefs of Del Mar is scheduled this year for April 22, from 1-4 p.m. at the Hilton Del Mar.

If you live in Del Mar, don’t miss out on this exciting chance for people from surrounding areas to come see what we have to offer and meet the chefs.  The local food scene was once concentrated in the downtown San Diego and La Jolla areas, but it has migrated to North County over the past five years, and the growing number of volunteer chefs participating in Meet the Chefs is proof in the pudding. The event started with 11 chefs and this year 17 are participating.

One of the favorites of Del Mar home owners is the wine auction, which raises at least $15,000 in itself each year, is only one aspect of the charity event, which brings together the top chefs of Del Mar to share their specialties and raise money for Casa de Amparo, a North County facility that has been working with abused and neglected children for more than 30 years. One year, a bottle containing the equivalent of three cases of wine was auctioned off for $10,000.
