OK I screwed up and I wanted to see if you could help me out and take advantage of my mistake. I purchased an investment property in Atlanta and I planned on keeping it for a rental. My plan was to fund it with my IRA, but the funds are not available... yet. I have to close on 2 more homes real soon and I need the cash. What I need is a $70,000 partner on this house. Use our investor’s funds to buy homes from banks or short sales then flip them to end buyers.Cost of Funds is 1% plus $300 flat fee all paid from your profits at closing. Buy a home worth $200,000 in a short sale for $100,000 and resale for $150,000. You keep $50,000 minus 1% (1,000+$300 flat fee). You pay for the use of the money from your profits at closing, meaning no cash out of your pocket to use the funds.
