Atlanta investment property... (ACT FAST!!)

OK I screwed up and I wanted to see if you could help me out and take advantage of my mistake. I purchased an investment property in Atlanta and I planned on keeping it for a rental. My plan was to fund it with my IRA, but the funds are not available... yet. I have to close on 2 more homes real soon and I need the cash. What I need is a $70,000 partner on this house.
