A Bump in the Road

I have experienced my first bump in the road.  I kind of figured it would happen but was hoping for the best.  I was wanting to look at a property in serious need of rehab and requested a showing.  I have received neither phone call nor email.  I then attempted to contact another realtor only to have my name and number taken for a call back.  Nothing!  I understand this property is not selling for a lot so the agent wouldn't even make that much money but what they don't realize is that I probably would have used them to sell it once it is rehabbed.  I won't let go of this just because it is a little bump in the road!  Perhaps I should find a newbie like myself.  Someone eager and hungry.  I know what you are thinking...the blind leading the blind!  LOL!

I did, however, go to see a property that needs minor repairs and is being offered at a really great price.  I am working on comps today so we will see if it really is a good deal.  While in the same neighborhood, I came across two vacant properties.  There was not a for sale sign, windows were boarded up, grass was getting tall (even in this Texas drought) and they both appeared to be really great properties.  Now to learn how to write a really great letter to the owners and see if and how much they would be willing to sell for.  I am more than sure I will find a handful of articles on biggerpockets.com!

I am off to track down another realtor for this rehab property.  Until next time.....happy investing!

  1. Thanks everyone! I love words of encouragement! Helps me to know I am on the right track. Carlos....that is something I should consider. Thanks!

  2. Didn't you say you recently had a RE license? You might consider getting it back. You sound like you have what it takes to be successful either way. Best of luck!

  3. Keep at it. There are so many deals available. The road is never smooth

  4. I like the attitude Anne! Jon made a good suggestion on the first house and you can also leave a note at the property that you are interested in purchasing. If the listing agent checks on the property they will see it. Bottom line...there are too many deals out there to get frustrated by one bump.

  5. You might go visit the listing office and camp out til they show it to you. Or at least find out what the story is.

  6. Good for you. Don't let these little obstacles slow you down ...
