Very well said indeed.  There is always numerous reasons as to why someone would sell a note and offer seller financing, and you are correct, if not done correctly, can make or break the value.

      <description>Thanks George.  The one common thread I have found among note sellers is that you will never buy or broker a note from/for them if they are not motivated to sell  the note for some reason.  I suggest finding out the reason so that you can offer solutions!!!  Make a friend out of the note seller and always ask, &amp;quot;why do you want to sell?&amp;quot; and &amp;quot; what are you going to use the money for?&amp;quot; </description>
