I have just created a residential AZ (Maricopa county) package from the bank inventory that was sent to me. I know the bank where these properties are coming from, and I'm now looking for a direct buyer who is willing/able to close fast. The bank has assessed the value of these residential REO's (mostly nice, newer homes built 2003 to 2008, a couple of town houses/condos....) at $44.8 Million.... but they did not suggest a firm strike price.
Please, be prepared to offer at least 55% plus 3 points since most banks these days prefer to sell properties individually to maximize their profit.
If interested, please contact me (only direct buyers or their representatives).... BTW, my bank contact and I will claim half of the three points. Let me know if you have any questions. No further info will be given before we have received a signed NCND first (please, email request). Sorry, no exceptions. And yes, I do have complete info on all 600+ assets available, incl. bank branch, trustee's phone number, default amount etc.
The same bank inventory also has more than 500 other assets on it (residential lots, residential acreage, commercial acreage, a NURSING HOME, a couple of GREEN HOUSES, live stock etc). Let me know if you are rather interested in those.
