Real Estate Deal Tip: Look for Listings Without Pictures

In real estate, finding a deal can help save thousands of dollars. Since online buyers like to know what to expect from a house, pictures are key to displaying the listing. However, SpotProperty, a real estate deal finder, says these listings may also offer a hidden deal:

No Listing Photos = Big Opportunity

Having interviewed over 100 real estate buyers in person and on the phone over the past two years, buyers all cite listing photos as the most important feature. They use listing photos on websites to quickly gauge whether or not they should request more information about a property.

Furthermore, a that a home will sell more quickly, and for a higher price, for every additional listing photo.

That makes sense because of the reason mentioned above along with the fact that there is probably a more experienced agent listing the home. An experienced real estate agent will set the list price correctly, add the maximum number of photos, and get the home ready to sell.

But, that leaves an opening at the other end of the spectrum for potential deals. A home without listing photos will:

1. Not have as much interest from buyers on the internet
2. A potentially inexperienced agent

Less demand means no bidding wars and less experience means a higher chance for you to negotiate a deal.

Look Past Cosmetic Problems to A Home’s Value

The majority of home buyers are looking for a move in ready home. They do not want to be hassled with a project of any sort. You can use that to your advantage by taking an interest in .

Here are some home features that normally turn buyers off, but are easily remedied:

  1. 1. Over-sized furniture or furniture that doesn’t fit the space – Big furniture can cause a room, or rooms, to look smaller than they actually are. Being aware that a house isn’t showing particularly well, but has “good bones”, can allow you to value the home properly compared to other potential buyers

  2. 2. Cluttered living conditions – Some people like chachkies, When there is that much clutter around a house, buyers cannot focus on the house itself.

  3. 3. 14 generations of pictures on the wall – Buyers want to picture themselves in the new house as the tour it. Seeing a lot of family photos makes it harder for the buyers to picture themselves in the house. Look past the pictures when touring a home and it might allow you to get a deal.

All of these features about a house can lower the demand. Lower demand means that an offer below
has a higher chance of being accepted as the seller has fewer options. Unfortunately, having a home that doesn’t show well may mean that the seller is slightly delusional about their home and will not consider lower offers.

These can also indicate an inexperienced real estate agent. Again, you may be able to take advantage of an agent that is inexperienced during the negotiation process.

Always be willing to look where other buyers dare not go. Most of the time you’ll find some ridiculous listings, but there is always the chance to find a diamond in the rough.
