No Money More Problems

I remember sitting in my first Real Estate Investing seminar learning about wholesales and hearing that I could start with no money of my own and make money.  I was excited at the thought.  From my experience I have yet to find the path where no money of my own is needed.  I have taken advantage of the free marketing tools I have learned about (Craigslist, ebay classifieds, etc.), ordered free business cards and paid for shipping...but the buck seems to have stopped there.  On my journey, I have stumbled on things such as transactional funding, proof of funds, asset protection, incorporation, business funding and lack of a mentor.

 

All of the above things, are pretty important and require money.  I know all about putting a house under contract and using "And or Assigns", I have recently learned that doing this, puts me at risk for lawsuits and having every transaction I do being on record.  In order to prevent this, I have learned that I either need to create a Land Trust or Incorporate an LLC or C or S Corp...all which require money.  I have to have money to have an attorney to consult with on these things, and I need money to incorporate.  None of which I have.

 

Don't get me wrong, I completely understand why those that teach Real Estate Investing and Buisness charge for what they know and do...I am just not in the position to benefit from them right now.  So I am left trying to swim upstream while learning on my own from free information I find.  I am thankful for websites such as this one (Bigger Pockets) and Creative Real Estate Online, without them, I would be in a much worse position than I am now.

 

Even though I am unable to Incorporate, have no way to get transactional funding, have no mentor and no marketing budget, I am still up everyday living and breathing this business.  I believe in the opportunity Real Estate offers.

  2. Find someone who is already successful in your town and find deals for them until you get on your feet. No money required, no risk to you!


  3. Thanks for the encouragement Risto. Lack of money definitely slows you down, but it does not keep you out. I keep grinding and keep going, money or not because I know all it will take is that first deal. Best of luck to you on your end. I look forward to reading about your success as well!


  4. I assure you Mr. Dorkin, I am not losing hope. Too much is riding on this. I have been on some of the forums but not within the past several months. Life has gotten in the way of my internet time. I do have a local investor that I have met on here and he is pretty helpful with things. Giving up is not in my vocabulary....money or not, I will make it happen


  5. Keep at it! Me and you are in the same boat. I'm just starting out, and i have little money. Hell, i don't even have a car! Even with that, there's not a oz. of doubt in mind. I WILL SUCCEED. You will too if you really want it. Keep calling those classifieds ads, keep "driving for dollars", and like Joshua said jump on the forums and start asking questions. Don't give up. All you need is that first deal.
