Eviction this morning!

Ah, inherited tenants!

Had to go through the process of evicting an inherited tenant.  Luckily Milwaukee is pretty landlord friendly, although they do encourage what are called "stipulated dismissals".  That means that if the tenant is willing to work out a payment plan, the court would prefer that over an eviction.  Ideally, you want a paying tenant versus a non-paying tenant, but sometimes a stipulation ("stip") is better than an eviction.

However this tenant was given patience, and then taken to court, and the stipulation was given.  She had her rent owed broken into 4 payments.  The first payment she made then did not make the other payments.  After this, the court then grants the eviction as she did not follow through.

The Sheriff's office sent the tenant a letter about a week ago.  I contacted the tenant yesterday to remind her that she had to make arrangements as the sheriff was coming today.  She cried and said she had no where to go.  I told her that she could move herself temporarily into a hotel/motel and then search for another place to stay.  There are landlords in the area who will work with people who have evictions and I gave her their number.  (Usually they take double deposits, but I don't do so, and for the reason why, see my post here.)

So the movers came and moved her stuff out to the curb, and one of my handymen were ready to change the locks.

  1. I think you're mixing up posts.  The one I posted on the forums is not the same tenant as this, however it WAS the same former owner who placed both tenants.


  2. A very informative post on some very undesirable tenants. It is hard to imagine people living in such conditions. Thanks for sharing. I am sure those new packages of chicken were stolen from the local store.
