How can a house sell so fast?

With a record low average days on market, and short inventory, selling a house fast in today's market is easier than you think.

Memorial day weekend, I was out showing my new clients their potential new homes. We looked at 8 houses, all of them were fresh on the market and 5 of them were freshly rehabbed homes. After a long exhausting weekend of house hunting they asked me to contact the agents on the 3 they were most excited about.

To my chagrin, when I contacted the agents Tuesday morning 2 of the houses they were considering were already under contract....

This was a holiday weekend and I was still beat to the punch!

So the following Friday they rang me again and said they wanted to revisit the houses to find an alternative. 

By the time they were able to get together with me on sunday, 2 more houses had gone under contract! Unbelievable.

I asked my team leader John for some advice on how to avoid wasting my clients time and he told me all he hears from the agents in the office is that they are running out of houses to show their buyers, and that I need to let my clients know they need to be ready to act quick if they find the house they like.
