A Week in the Life of Low Income Landlording

Last week I did a blog post about the first two months of the year. But it seems like enough has happened in the past week to blog that.

Our tenant who went off the deep end last month paid this month, and only one day late. When she called Bruce told her a $30 late fee was due. She says she misheard it as $3. Bruce asked how much she had on her and took it all, $8. He gets so happy to not have a vacancy on his hands that he bends a bit.

We picked up the application from our first choice property manager to snoop, and looks like they expect two years of residency at one address and two years of employment. That would really narrow our candidate pool. We’re not sure they will take clients in our low income neighborhood, we need to find out.

We met at one of our rental houses to redo the paperwork. A sister moving out, a boyfriend moving in. We got a $20 screening fee and application prior and made sure he wasn’t a criminal or financial deadbeat. The place looks nice. Having some drain problems in the tub. They had done the things we would try, so we called in RotoRooter.

Collecting rent, love the first week of the month!
