Playing the Waiting Game

New this week, waiting on three things.

First, for our new tenant to move in.  It was supposed to happen four days ago, and as of last night, they are still getting move in money together.  Bruce spent a lot of time getting the property painted and ready, and here it sits.  My confidence in our new property manager is wavering a bit.

Second, for the reaction to the itemized move out letter, which got postmarked yesterday as legally required.  Our prior tenant and her father owe us almost $700 for cleaning and repairs.  Will be interesting to see if it gets paid or not.  This is the first time we've had someone on the hook for the charges who actually has credit worth protecting.  Dear Dad may not be thrilled that the bill is $400 higher than it would have been if the tenant had not had an unauthorized pet.

Third, waiting to get possession of the next unit, August 1st.  The time between when we get notice and move out is always a big waiting game, and it is difficult to know how aggressively to start looking for a new tenant.  We never know what condition the unit will be in.  This time we are hopeful, but we never know.  And Bruce already gave this second property to the property manager anyhow.  I would rather have waited a week or so to see how the first one went, but I can understand that he takes most of the brunt of the move out hassles.

And so we wait.
