​From Waiting to Wondering

I skipped a week of blog posts, sorry, I was waiting for some information…

Our new tenant moved in, but I’m not clear on when.  Previously we were getting $525/month in rent and a $400 refundable deposit. Our new property manager is getting us $625 and the deposit is $200 refundable and $150 non-refundable. Seems good.  Not thrilled with the move in info we get – a check, a statement, and the tenants name, no further info. Not knowing the move in date, can’t figure out why the prorated July rent looks a bit low. Looks like we got paid starting on the 23rd, so 22 days of vacancy, compared to the 12 we were expecting.

For our prior tenant who owes us almost $700 for cleaning and repairs, her dad contacted us and promised us the full amount in September. Seems promising, but time will tell.

We got possession of the next property, a 4 bedroom SFR, a week earlier than expected. In pretty good condition. We spent the week doing touch up painting, replacing water damaged flooring (photo) and doing some exterior work. Bruce already gave this second property to the property manager, so now we wait and wonder when she will get it rented, at what price. There have only been two 4 bedrooms listed for rent in that neighborhood, market rent can be tough.

And just today we got preliminary notice of another tenant moving out. Guess our six months of quiet is over! She’s been a good tenant, but can’t afford such a big place any longer. Wonder how this one should play out, and if we should fill it ourselves. I’m leaning toward yes, to keep us involved in landlording and to see how these first two go over time.

And so we continue to wait and wonder.
