December Mentor takes vacation! I still haven't closed a DEAL!

It's been a few weeks and my marketing campaign has not produced enough calls.  I call my coach and say what else should I do?  I've sent 2 post card campaigns one with 200 addresses and another one with 500.  I didn't want to spend the expense of the yellow letters since the post cards were not as successful.  

We are at a crossroad right now... I can't give up now, so I say let's go with the yellow letters to absentee owners, out of state owning in the columbus area.  I send out 500 letters;  and he advises me that he will be going on vacation for 2 weeks.  It was like someone just punched me in the stomach I got the wind knocked out.  We met once and now he will be gone for 2 weeks.  

I didn't receive many calls but I did have him show me how to calculate comps.  I thought at least I could try and understand the process and when I finally get a deal I could understand if it made good business sense.  

Now that Tyler was not around it gave me some time to think about how the mentor program is going.  I've been in the program 90 days and I haven't made 2 nickels.  Is this typical? am I too impatient?  should I keep going with the program?  is it the time of year why I'm not getting any traffic?

I decided I would wait until he comes back to voice my concerns and see what he has to say.  When he came back he was sick so we could not meet before the new year!  

2015 comes and he sends out a e-mail saying we (his students) need to step it up!  I'm shaking my head like really ? I'm doing everything you tell me to do and NADA is happening! I couldn't wait to schedule some time with him!  I'm furious!  There are never any guarantees but don't say I'm lazy!  I ask what do you think I should be doing and you suggest this and that and I do it.  

This time I send out another set of yellow letters, I ordered 100 bandit signs to be placed out and I have an answering service to answer the calls for me since I work a 9-5.  I'm keeping my fingers crossed that I will come across something good.  I don't mind if we find something we split it 50/50 but 50/50 of 0 = 0!  

I'd love to hear from those that are reading my blog, your thoughts... words of encouragement.... or am I on a island of my own?  is everyone on this blog living debt free and living on easy street (from movie Annie).. we are in the middle of January and I'm just a bit discouraged... not giving up ....

  1. Sounds like you are on the verge of something good....no great.

    For motivation, and for those times that seem like you are just spinning your wheels without going anywhere, think of all of the successful entrepreneurs out there that have endured countless setbacks throughout there journey to the top. 

    Look at the flip side of what you are currently going through. One day you will be on top of that ivory tower looking down at those trying to accomplish what you have. You can then mentor those people and tell them about the peaks and valleys you have traveled though.

  3. Carla, you should be excited! Think about all your friends who are busy clicking through those 15 page next click through images of celebrities puking in public. They are going to get rich doing that!

  5. Persistence will pay off. Consider this.... I get about 5 letters from Directv per week. I shred almost all, but out of curiosity, I will open one about once every 2 weeks. You mentioned Columbus... think about how many other investors are targeting the area. How does your letter or postcard stack up? Is it just like a Directv letter in a mailbox full of Comcast, Dish, and Directv letters?

    What sets yours apart from everyone else? Don't give up.

    Honestly, it does now sound like you need one? Is he providing you with the mailing list or how are you getting it?

    Just my 2 cents worth, to many times we doubt we are doing things wrong. And honestly, at first we are. DONT BE AFRAID TO FAIL. Its ok. I tell my students this all the time (small business not real estate). Failing along the way teaches you how to be great. Yes, it bites but the next day, you will be ok. 

    Just take a step back and if you are even having an ounce of doubt, then listen to your gut.

      The list for the yellow letters I got by typing in the criteria on www.yellowletterscomplete.com... My other campaign of post cards I got off of www.listsource.com.  I would have not known about these specific sites without the coach Tyler.  Yes, I could have easily read a zillion websites but that was what I was doing already and I was in paralysis of analysis.  I feel at least this time I'm doing something!  I may not know exactly how everything is going to come out but I'm confident if I keep trying at the end of this journey I'm going to be successful!  LOL!!

      I've finally got over the fear of failing.... I willing to put myself out there and try, it's been a long time coming.

Good question Shyreeta!  To be honest I wouldn't have known about the marketing of yellow letters, bandit signs, post cards.  I mean I had heard how important marketing can be to get leads.  I had no idea what to do where to start; so having Tyler there to have his examples to use and to pick an go I wouldn't have done it.  I don't want to go all negative on Tyler because there is so much info out there it is helpful to have someone around to help sort things out.  I just want folks to know getting into this business is not all cashflows and vacations!  LOL!!  

    The presentation was not a guarantee but presented in that salesman hype we all want in life of being financially free.  I think it was more of increasing your success working with him.  I'm not greedy I have dreams and aspirations like most but first thing first I'd like to live beyond paycheck to paycheck.

  8. Considering the steps you've taken thus far, do you feel you need a mentor? I ask because I wonder if the mentorship was presented as a way to increase your chances of success or a way to guarantee success
