    Does this work on apartment buildings (smaller ones)? Also, I've seen that you can't segregate for SFD's and was wondering if that is in fact true.

    Brian, This definately works for apartment building as long as half or more of your professional (business) time is spent on managing your properties.     Brian, did you mean "SFR's" rather than "SFD's"? If so, yes you can do a cost segregation on SFR's, but you should speak with a knowledgeable RE CPA before doing so.
