3 ways to Finding Motivated Sellers with no money

I get approached all the time with people stating they have no money for marketing but want to get started in Real Estate. I will talk about 3 strategies’ that do not take any money. And you can start your search for motivated sellers today. In Full disclosure if you do not have money to get started be prepared to work like your life depended on it. The 1st way to Market for houses with no money is the infamous Craigslist. I like to think it does not work to sell deals or get deals. However if you work it Everyday like a job you will come across a homeowner looking to sell. Be sure to look at the For sale by owner and rent ads to find motivated sellers. If you try this 3 times chances are it will not work. But if you are willing to stick it out and work it everyday you are bound to come up with a seller who desperately needs to sell.

2nd way to find Motivated sellers for free is to Networking with people. Telling people what you do? I know that’s sounds cheesy but it works. I have had a few motivated sellers call me because a friend recommended my service. And I was able to make money on a few. With this particular strategy you have to be willing to stay in Real estate for the long haul. If you decide to become a real estate investor Month 1 and quit Month 3 chances are this strategy will not work.

3rd way to find a seller with no money is an old school model but will never go out of style, that is Door knocking. This is strategy is very discouraging so this is not for the weak, However it works. I recall a time I knocked on 30 doors got 3 motivated sellers who actually talk to me about selling their house closed on 1 made 52k. But if you are willing to do this it will separate you from majority of Investors. Always be willing to do what others wont do, that will give you the edge you need.

In conclusion the above ways are not easy but if you are willing to stick with it 1 day it will all be worth it. A wise man once told me that the hard road eventually becomes the easy road and the easy road eventually becomes the hard road.   2. This is soo true Assaf! The investor who is willing to do what others won't do is the winner! Learn how to create relationships with ANYONE who has a property for sale. Make them remember you in a good way and build on that! Knocking on doors is great but will create a campaign around that strategy? How about mixing multiple strategies, such as door knocking one day, networking at REIA the next, coffee or lunch with an investor, banker, probate lawyer the next day, flyers in neighborhoods, or direct mail marketing the next? Write out a campaign based on timing or money and follow it for 12 months straight and I guarantee you will have more than you can handle. But it takes dedicated consistency to make that happen. Are you up to it? Thats the edge!

    Totally agree and I'd like to add to that. When door knocking / driving for dollars there's an additional element I rarely see people write about: Neighbors. They're a wealth of information and can provide an insight to the residents and the neighborhood you can't find elsewhere. When you live next to a run down property and a potential buyer approaches you, you'll want to share everything you can and at the end ask for a business card.
