City of Newark Sure Doesn't Make it Easy for Investors

Maybe I am naive, but I would think cities like Newark, NJ would be hungry for investors to come and help revitalize their neighborhoods. They should make the process as smooth and easy as possible. The city seems to make it difficult at every turn to close deals and get homes renovated.

It takes time to get the CCC (Continuing Certificate of Compliance) inspection scheduled. I believe it took a week and a half for the listing agent to get that done. Of course we failed the inspection because our investment property is in need of a total renovation. Then we had to schedule a hearing to get a temporary CCC, that took another week. It was an all cash deal, the closing should have only taken a week or 2. Instead it took over a month.

We closed on the house and now we are going on 3 weeks to get the proper permits issued to start the renovation. So now we are wasting time not having the house on the market for the spring and have to hope to get everything completed in the summer and on the market.

  1. It's pretty frustrating. The house should have been a quick fix and flip and had it on the market for the spring. Now who knows when it will be on the market.
