      <description>In addition to your great advice James, What I do and teach my students to do is  collect the lenders short sale packets as they do them. For instance, BofA has their own, Home Eq etc....(make copies)

This way, the next time you run across a deal with the same lender, you'll know exactly what you need and what to submit and it will be on the required papers directly from the lender. This is especially true when you deal with the same large lenders on a regular basis. </description>

Most property owners will be approached by MANY different people.  This is were being able to close a deal is imperative!

Placing a contract with the property owner will further prevent issues.
