Journal Entry for Tuesday July 15

Busy day but not busy enough.  

In the morning I went to a teleconference on how to close Buyers.  It turned into how to get more leads while just doing your day to day activities.  It was good and I got something out of it.

The funny part is that at the end there was a sales presentation.  There was about 15 of us in a little conference room watching the teleconference together.  One of the Realtor Ladies was completely flabbergasted that there was a sales pitch at the end to join his mentoring and training.  It was actually  a fairly good deal but did not match up with what my goals were.  She could not believe that he had the audacity to try to sell us something in the end.

Hello?  Have you ever attended a free training session before?  There is always a sales pitch in the end.  They need to make it worth their time somehow.  Amazing how naive some people are about these things, or maybe how experienced I really am about life.  

I then went to look at two houses that had potential for us to move into, fix up, then rent out in a year or so.  The first one needed a total rehab and was completely functionally obsolete.  It was over 2000 square feet had one bedroom in the main area of the house with an old small bathroom.  The master suite was way in the back above the added on garage.  It was huge but seemed a mile away from the main area of the house.  Long story short it was completely functionally obsolete and I do not have the vision to put it back in order.

The second was near perfect.  It was also a 2 bedroom 2 bath and over 2000 square feet.  It was near perfect in what I am looking for.  Built in the 50's not updated since the 70's.  Wood paneling over the entire house.  The hardwood floors were in great shape and the whole house just needed updating.  The basement was partially finished and would work well as an office space.

Unfortunately it was really a 2/1.  The second bathroom was a no wall no door bathroom in the basement in a very nasty area.  Not good.  The upstairs had very little closet space and very small closets.  Not quite functionally obsolescent but very close.  

I am going to pass on the first and possibly try to sell the second to an investor but I will also be keeping it in mind for us to move into as well.  Besides the decore it was very move in able and might work.  I am concerned about the resell with it being a 2/1 and I can't really figure out how to put another bedroom and bathroom upstairs to make it a 3/2.
