    Hi Scott, just wondering what the difference is between attorney-based loan modifications versus companies that operate without attorneys. What is the comparable success rate? Also, how do the fees differ? Looking forward to hearing from you.

    Hazel,

    The real difference is the response time from the institution, and the options that you have when represented by legal counsel.

    Loss mitigation departments at major banks and lenders give much more credence to modification proposals submitted by attorneys.

    Maybe it is fear of litigation if they do not negotiate in good faith, but banks and lenders are much more responsive to attorneys than they would be with the actual homeowner or other third party negotiator.

    Our success rate has achieved an astonishing 93% of clients.
    Again, the typical brokershop out there is not achieving these results. The biggest reason for this, is when we do a Forensic Loan Analysis, we look for violations of the TILA (Truth In Lending Act) as well as RESPA (Real Estate Settlement Procedures Act) violations. Most brokers out there started calling on all the clientele that the had put into these bad loans.
    The LAST thing a broker would do is an analysis that shows the broker violated the law. Simply put, the broker will not litigate on your behalf, nor will they tell you that litigation is an option as they do not want to get sued.

    Our fees are significantly LESS than most brokerage shop charge. TYPICALLY, a loan mod consultant will try to sell you this service for $2500-$3500. We believe that fee is outrageous, and that you (the consumer) are being taken advantage of.

    Well, it looks like the latest stimulus plan will be officially passed any day now
    . Although I’m not sure that they are aware of it,
    taxpayers have already paid $250-billion towards the previously passed stimulous plan.
