New to Wholesaling Real Estate, looking for potential mentor

Hello my name is Don and this is my very first blog of any sort and my first post on Bigger Pockets (BP). First let me start off and say I'm very new to wholesaling and I have read a lot of information about the business. I haven't made one deal..... YET!! But I know my time will come. I'm taking baby steps into this new world of real estate and would like a mentor in the Dallas area who I could possibly learn from. As of now, I have a list of old vacant properties (12) in which I have identified the owners of. I have not contacted them as of yet because I am unsure of what to say when I speak to them. I want to make sure that my time and there time is not wasted so a deal can be made. Also before making any deals I would like to have a real estate investor handy before writing a contract. Currently, I'm still reading and watching videos on wholesaling and also trying to gain a little more knowledge on how to accurately estimate cost of repairs to a vacant home. My goal is to make all deals a win-win for everyone involved. ANY help will be grateful. I believe a person can read all the information they want on wholesaling real estate, but until they actually go out and work there is still so much to learn.
