First year, Three projects!

I have been in real estate for just over a year and a half, with the first 6 months as a wholesaler. As of January 2014 I decided to get into development. I am mentored up and I have had several leads and properties under contract, but each one fell out of escrow due to the seller's spouse, usually the wife for some odd reason. 

Anyways, back in July I located three parcels owned by one person, I offered the price of $270k for all three, but then the seller wanted $295k total. I decided to go ahead and get it under contract and move forward. We opened escrow July 21, 2014. So to start, we had 45 days inspection, 60 day escrow, $2k EMD, and a purchase price of $295k total for all three vacant lots. To make a long story short, I got a price reduction and we just closed escrow this past Thursday, October 2, 3014. Summary of our purchase is as follows: 60 day inspection, 74 day escrow, and a $260k purchase. 

Prospecting: ARV on each house is roughly $430k, leaving a sale price grand total at $1,290,000 for all three. $260k purchase, $860k total to complete all three projects, equal $1,120,000. Theres at least $150k profit margin with TDs and commissions are paid out. Do the math and its just under 12% profit. I would've definitely loved to get 15% of ARV, but for my FIRST deal, it's not too shabby at all. 

By the way, did I mention, I have ZERO money out of pocket?!

  1. Very awesome. This would be the goal for me, to start developing. Have you been able to get into any other projects since this one? Was your method for getting financing any different than it would be for, say, a flip?
