Invest in Newburgh, are you Crazy? - I guess I am!

I don't seem to be able to find much or any information on people investing in the City of Newburgh, NY. So I thought I'd mention what worked for me.

So you listen to a pod cast or two (dozen) and they tell you about the numbers, the market, the return on your investment. 

I did that and invested in Newburgh, and so far so good. I made my purchase this year in March. It took me a while to find something where the numbers worked (about $60k for the building). It's a two family duplex. Each apartment has two bedrooms. One apartment rent covers monthly expenses, the other apartment rent goes into the bank. ($1200 per month).  

I purchased it with a tenant so that my expenses in owning the building would be covered from day one. I had enough money to replace the roof and ensured that the boiler was not going to crap out on me or that the walls were not going to fall down. I also needed to spruce up one of the apartments before renting it.

  2. It's been a while since I have logged on here, I apologize. Corey, I hope you decided to invest, it worked out for me. The home I purchased I recently sold. I paid $58k for it. Spent $90k in major renovations and sold it for $250k. I am about to do it again, this time I am going to buy and hold.

    I am from Harlem, NY currently living in the Bronx, NY. I am preparing my self for a multifamily purchase in the Newburg, NY area witch i plan on living in a unit and renting out the others. I plan on commuting into work in NYC. I have talked to the city historian Mary Mctamaney and economic development specialist David Kohl. I was informed that the city had its issues but is working to bring economic growth and quality of life issues up in the city. I see you all already took the time to invest in the area is there any thing i should be aware of as a first time investor in the Newburg area. Thank You Corey Holder

    1. The property is about three blocks from the river. A block away from Washington's Headquarters.


  6. Today it is officially a year since my purchase and it has been going well. Well enough for me to want to do it again. I'll let you know how it goes for the second one.
