Day 1 of Cheap house from auction

I already have one buy/hold, but it's not cash flowing because I had actually built it to sell, but the market crashed and now I'm a reluctant landlord. I still believe real estate is the way to secure wealth (I'd like to create generational wealth) for my family.  I want to buy houses (eventually multi-family, but cheap rentals work, too). My husband buys lotto. Let's see who gets there first. hmmmm?

So, I have jumped both feet into real estate investing recently. I was scouring the internet and ran across a property in my town on an auction. I looked at it. I ran the numbers. I gauged my risk tolerance. I followed the auction on my phone and seconds before the auction ended, I pushed Buy Now.  The screen blinked back at me that I was the high bidder! I did the happy dance around my kitchen then ran to my computer to figure out how I was supposed to pay for this "large SFH 3bd/2ba -needs lots of work" property. Wah, wah, wah. I wasn't the high bidder. The bidder before me had posted his 'best price' and I had missed my chance. 

But yesterday . . . I get a message that that buyer had not come through with the funds. I had a second-chance offer. I had three days to make my decision. I asked every person who would answer the phone for advice. I know nothing about rehabbing. I am part of a business networking group, though, that includes all the trades. They have all said they would be on my "team." A local rehabber (who graciously answered his phone!), also told me, he and his partner would help me with this my first flip.

So, as I pull out my 0% (12-15 months!) credit cards I got just for this purpose, let's see how my journey unfurls on my cheap auction house. I think I'm going to need a Lowe's card!

  2. Thanks for the positive thoughts, all!  It turns out that the seller sold the property even though he'd offered to me in an auction! Not so kosher. I'm kind of relieved, since the property was in such bad shape! It leaves me $ to take a different deal!

  4. Awesome, nothing like jumping in boots-n-all to find out how things work.

    Please keep us updated as to how things go, though I am sorry I can't be much assistance as Aussie reno/rehab is probably very different from Florida, but that has been my business for the last 30 yrs and have done a bunch of my own, both while living under the same roof as the reno as well as doing reno/rehab for our own rentals.

    So to use a well known expression.... " Go Girl!!!"
