Rehab #10.1, Stoneham – Update & Pics

Although we closed on this project in May, I’ve only had contractors in there for 2 weeks. Yes, it’s been sitting untouched (with the exception of being cleaned out) for 4 weeks. Originally, the contractor working on my Wenham project was supposed to manage this one as well. He met the sub-contractors at the job, put together a budget and sent me an estimate all before we closed on the property. I was excited, my first project without any partners and it was going so smoothly. Of course that was too good to be true! The day before I closed I got an email from my contractor explaining that he couldn’t manage the project due to the time and energy these rehab projects take. You can imagine my surprise considering he had never voiced any concern before. After we talked for a while, I realized that between the Wenham project and his other jobs, it was significantly cutting into his family life. While I would have liked more of a heads up, I completely understood where he was coming from as my feeling is always that family is #1.

Unfortunately, this project came about at a time when things were picking up for lots of contractors so most candidates couldn’t start the project for months. After meeting with a dozen or so contractors, I ended up reaching out to one I’ve seen many times at investor events but didn’t think he would travel to Stoneham. However, he assured me that he would and we met a couple days later. 2 days after that, I got his quote and I drew up the paperwork so he could get started right away.

As I mentioned in my previous post, a big component of this rehab was to reorganize the first floor and open it up. The building inspector wanted to see the plan before she would let the contractor pull the permit. The most challenging part of it was to figure out the placement for the new bathroom and laundry room but after a couple iterations, I think I figured out a good plan that made the most sense. Here are the existing and proposed floor plans:

The crew has only been in there for 2 weeks and they’ve already demo’d all necessary areas, completed 95% of the framing and the HVAC, plumber and electrician have already started. We’re looking to get all rough inspections signed off by the beginning of new week. My contractor’s projected timeline was 8 weeks, which would bring us to the middle of August. Considering that’s what my original timeline was, I’m very happy to be working with this crew, even if it did take a couple weeks of holding the property.
