New Construction #11.1, Acton – Final Plans

It has been a very long process but we should finally have permits today for my Acton project. I’ve been in contact with the inspector for the past several weeks and although the project seems very straight forward, he has been short staffed which has delayed our approvals. We are now in a race against time to get the driveway in because most companies will stop paving by the end of November. But before we can pave, we will need to excavate and pour the foundation in order to pinpoint the exact location where the garage doors will sit on the lot. Worst case scenario, we could lay everything and lay the driveway before the foundation but that makes me a bit nervous.

This project will be managed entirely by my GC, so I’m hoping I won’t have to get in the middle of any back and forth with the sub-contractors. Nonetheless, I will be checking in on the project quite often to ensure things are being completed on the schedule that my contractor and I laid out, and also to the standards that I’m expecting.

I’ve been talking with my RE agent and I’m now questioning whether I want to pre-market this property before I build. On one hand, it would be nice to have a buyer lined up but on the other, I would rather not have to deal with a buyer who thinks they can make changes along the way. It would take a lot more of my time to manage this and would change a lot of the work documents that I have provided my contractor with to ensure they have a concise and outlined material list for everything in the house (lighting, cabinets, countertops, finish plumbing, doors, paint colors, etc.). Since we are already at the end of November, my contractor is projecting an April completion date. So I may hold off on the listing until then and hopefully piggy back off the early Spring market.
