My Flip Adventures Take 2

We have officially had the house for 30 days and are still not done. I wanted to be out this house withing 45 days but that doesn't seem feasibly as there still so much to do. This past week had been very exciting as there was a potential buyer who was close to putting a contract in place but backed out. However, there are 2 other out-of-state buyers that are interested in the property and we haven't even listed on MLS yet.  

Lessons Learned Again:

Get a trusted contractor to walk a property with me prior to purchasing the next property to get a better estimation of costs. 

For time purposes, it may be better to hire out simple rehab jobs instead of trying to do it myself.

Working  FT and being the project manager it is difficult and can cause time delays if you are not available to answer specific questions from your contractor or sub-contractors. 

My timeline and my contractor's timeline may be two different timelines. For instance, the painters still have not finished and its been almost 1 week. 

My goal is to finish this property in the next 3 weeks max to get it sold prior to my next mortgage payment.
