Episode 8 – The Rejuvenation

After what seems like forever, my cold has completely gone and I'm glad to say I'm back in full swing.. Although full swing to do what is another matter. From a positive viewpoint, however, I did managed to attend two networking events and feel like I'm moving forward. One of the events was a BP meet-up and it was quite… wait for it…. Awesome.. :).

It was truly awesome because it was a simply a networking event and nothing more. I talked to a few people and it was all very casual. Big shout out to @Michael Jobe for being the energizing glue to making things happen.

I continue listening to the podcasts again. I don't know what happened but I'm not feeling as overwhelmed as last week. It probably had something to do with Joshua Dorkin commenting on one of my blogs. That's pretty awesome, I'm sure some other noobs out there gotta have the same feeling when one of the BP celebrities comment on their posts.

On the “action taken” front, I started to post replies to Craigslist's ads of rental properties. I have made the switch from hybrid investing or house hacking and is now the pursuing the lease-option or subject-to strategy. I also started reading a tons of posts from Jason Hanson. is pretty much the strategy I'm replicating.

If you read the post, he pretty much laid out a free marketing plan for anyone to follow. I did only successfully manage to stay with the program for about 3 days, lol. It wasn't difficult but I was doing all this stuff before bed time, which I think I will be now switching to morning. In another post, Jason did mention the fact that it's easier to do as a morning routine.

Along with that author I also started to read a lot of Antonio Coleman. Pretty cool stuff. I also started purchasing direct marketing lists and will be working to start a direct marketing plan soon. I spoke with a web designer today and hopefully, in a few weeks, will have a fully functional landing page. I'm working on a theory to have everything marketing-wise all tie together in a theme.

We'll have to wait to find out if this is going to work or not. This coming week the plan is to create/write the postcards and letters for the marketing cycle.  I am planning on using a mailing service but we'll have to see about that also.  The general consensus seems to be at least 5 – 8 mailings. We'll see how much I can afford and what those mailings will look like. Lots of work this coming week but I feel confident I will make good progress.

What scares me the most is that I might not meet my goal of 1 to 3 transactions before the year is over. However, you never know what's going to happen. Podcast of the week will have to go to show #37, mostly because it was just so darn compelling. Aaron Mazzrillo described the perfect end game to shoot for and honestly it took him a long while to get his first deal. I find that motivational because it's reassures me that it will take time with this game. It's something I keep having to remind myself.

Lastly, in all this pursuit of success and wealth we sometimes forget how to be grateful. I'm glad I started out the year reading the Happiness Advantage from Shawn Achor. I highly recommend it. Peace.
