21 Day Flip Journal! Day 1 Thursday June 4th

 So we signed and closed on Tuesday June 3rd and  recorded on Wednesday June 4th. Thursday June  4th, The Dumpster is in the Driveway, and walked   through the project with my project partner Kevin and  our onsite contractor Victor, walking through the  entire  property, with Fat chiseled edged Sharpies  marking  everything to demo with a Big Fat "R".

This house has had nothing done to it since it was built in 1988! Typical

of Las Vegas. Yes, there is some DIY electrical wiring in the garage and a rubber hose in the side yard which connect the BBQ to the gas line, but I would hardly call them improvements. The kitchen is in a cave (lower ceiling) and there are mirrors everywhere!! Took lots of pictures I am sure that you will get the drift.

Talked about getting rid of fireplace in the loft front  room which we are turning into a master and turning    the two recessed areas a walk through Master Closet  and bring the wall out to make the room slightly  shorter. It's a big room measuring 15 by 15 feet,  bigger than most NYC Apartments (just kidding). The  upstairs den is huge and really serves no purpose so  the plan is to make it into a new Master Bedroom,  complete with its on full bathroom en suite by extending the guest bathroom, which the den is next to and bringing it into the den.  Knock out the fireplace and where the mirrors are, turn that area into a his and hers walk through closet. So now we go from a four bedroom three bathroom home with a large useless upstairs den, to a five bedroom three bathroom home still with plenty of livable space!

 The picture on the left is upstairs Den and to the  bottom right, this is  the  upstairs hallway. The wall that  you see butts up to the upstairs  guest  bathroom  which sits next to the Den, which we are going to  turn  into  a new master bedroom. We are taking the old  upstairs  bath 

 and making it part of the new Master Bedroom, and the area, where you see the cabinets? This is going to become the new upstairs bathroom, with a toilet, single vanity and a large walk in shower. Dream Big!
