Square One

Officially, I joined Bigger Pockets in 2010. However, my first forum post was 5 days ago on June 12, 2015. In reality, I have spent more time on Bigger Pockets in the last 5 days than I had in the previous 5 years. 

I don't know exactly what niche and strategies to choose yet. All of the possible directions I could go is a little overwhelming, especially because I am reading conflicting views in the forums on every niche and strategy. Regardless, I am leaning toward buying and holding rental properties because I know from a business owner's perspective how valuable CASH FLOW is. It would be nice to supplement this cash flow with chunks of cash from wholesales and flips, though.

Today I went 'driving for dollars' while Nikki (my wife) was at the grocery store. I found a house for rent and a house I believed to be vacant. I looked up both in the Bexar County Appraisal District property search. The rental was the only other property under the owner's name other than their residence. I'm not sure what to do with this information, though. The 'vacant' house had an overgrown lawn and both garbage and recycling bins at the street, blocking the driveway. I looked this property up on BCAD as well but it seems that the mailing address for the owner is the house itself. It was brought to my attention that it may just be a delay on the part of BCAD to update the information. Again, I don't know what to do with what I learned about this property.

I discovered the free e-book Real Estate Rewind yesterday. Several investors write about what they would have done differently from the beginning, knowing what they know now. Today I read Seth Williams' chapter. I really like what he says in part1. Definition Over Distraction. Essentially, I need to KNOW exactly what I want my business to do, and I will have a much more clear cut path. I will do my best to define my goals tomorrow. Hopefully this will help me focus so I can take actionable steps toward my goals. (and I believe it will)

  1. @Joshua Small I found your blog post to have similar situations that I have found myself in regarding real estate investing and bigger pockets forum participation. Try the audiobook and book @Brandon Turner always recommends as his favorite business book "The One Thing" Jay Papasan and Gary Keller.   It helped me get clear recently on sticking to the single actionable step to get you to where you want to be long term. Sometimes we have to just pick one idea that's comfortable and just go "all ahead forward".
