Its all about timing. And Location. And your location in time.

Originally having bought my first property, then second, and third and fourth in California I was of the mind that I would never sell my property. 

What about the taxes? What about the capital gains? What about giving up the sacred California Proposition 8 real estate tax shelter ushered in during the Jerry Brown administration in 1978 only to have it relinquished it in 2015 during the new administration... Jerry Brown.

I had been steadfast for these many years in holding the property for this long only to resolve to the fact that there are green pastures elsewhere. Moreover, my appreciation for the winding down of the depreciation schedule is coming to a close. 

So despite my original belief, I've opted to convert to a seller. Dare I say a reluctant flipper - and seek a new property or two. The timing is right: Sellers Market. The location is right: Southern California. The location in time is right: Summer.
