Biting the Bullet on Buying my First Property- I'm All In!

Today marks the beginning of my new life as a real estate investor. At 10 am this morning, I pulled up in front of my magnificent, mustard-colored duplex with the biggest grin on my face. The mailbox was missing. A gutter had apparently disappeared. I couldn't open the lock box to obtain the key to the front door. I was thrilled!

In the beginning of January, I had discovered BP via a Google search. In February, I became a Pro Member. In March, I found a duplex in my farm area that would be a deal (at the right price of course). In April I raised $45,000 from private investors. In May I put an offer for $50,000. The property was listed for $85,000 originally but had dropped to 75 the day before I put in my offer. The seller countered at 65, I held my ground, they counter offered $51,500. I said "yes!" During the month of June, the seller was emptying out their property. This was wonderful because it saved me an estimated $2,500 on hiring a junk removal company.

Last Friday, I dropped off a check for $52,117.07 at the Title Agency (also my signature and initials). It has been an incredible day! I inspected the property with my friend, who happens to be an experienced general contractor, and we have our scope of work/ plan mapped out. Everything has fallen into place. What a feeling!  

15 years ago, I wanted to become a real estate investor. I had big dreams and goals. I veered significantly from that path and went through many ups and downs and dark valleys (but also incredible mountaintops) since then. Today means a great deal to me.

I want to stress how helpful BP has been. I have to say, that without listening to 90 of the podcasts (I'm almost caught up), reaching out to others on the site, meeting up with other investors (from BP), and asking BP members all sorts of questions, this would not have happened today. This community of investors is an unbelievable blessing in my life. 

It starts with willingness and a desire to do something great. It did with me at least. I am so grateful for all of you! Thank you BP community!

  5. Congrats and good luck!  I'm in the same boat, having discovered BP about 9 months ago, I dove in with 2 multi-family purchases in 2015.  Here goes!
