Moving Forward

So it's been about  week since I posted on this blog, but I've been hard at work trying to get the ball rolling. I made a forum post in the "Starting Out" section asking the people in my area if anyone needed a bird dog. I disclosed that I don;t have any experience, but I'm here to learn and will work hard. This is true, because I am very motivated to learn the last little bit I can before I move and get started myself.

(I didn't want to talk about this, but I'm going to derail for a second and say that the fact that I'm moving soon is very helpful. I've been learning a lot, and I am very aware of the symptoms of analysis paralysis and feel like I may have already suffered slightly from this condition. I am nearly obsessed with learning about real estate, but until I joined Bigger Pockets, I had been very passive in my journey. Now, I have a goal of being ready to invest once I move, so it's set kind of an end-zone goal for when I will have learned "enough" to put together my own deal, I'm glad I have a life event to keep me honest.)

Anyway, while it might look like that bird dog post was unsuccessful, I actually had a lot of people request me as colleagues from my Utah Valley area and tel me they were interested in me scouting for them. I had one guy say he needed someone to know on pre-foreclosure properties and schedule appointments to meet with him and go over their options that seems promising and like a very good learning experience.

I also had someone else contact me saying they need someone to find deals for them. This person is looking for flipping opportunities here in Orem and Provo. He's looking for busted up SFH opportunities that he can flip. He gave me some general criteria like +- 1000 sqft, not next to commercial, at least 3/1 layout, etc. I've already got a few neighborhoods in mind I think he might like to invest in, so I'm going to head over there later today and explore around a bit.

I've had 2 or 3 other people also message me who are interested, but we haven't worked anything out quite yet. I hope to get to the point where I have 5 or 6 people here that are collectively looking for a lot of different kinds of properties. I know there are infinite ways to make money in real estate, and I hope to have possible investors hat cover a majority of that spectrum, so that way I can pass every potential deal I find on to someone.

I've heard a lot of talk about having tools in a toolbox, and what I'd like to do is have an investor toolbox and get investors for each situation that comes up.
