US News & World Report ranks Glens Falls as No. 2 in Top 10 Housing Markets

Recently, US News & World Report ranked the City of Glens Falls as No. 2 in the top 10 Housing Markets over the next ten years for Appreciation.  Glens Falls is also ranked on a national basis as one of the safest Downtown cities to live in and was recently ranked as the number one place to do business in the State of New York. 

Glens Falls, is nationally known as “Hometown, U.S.A.,” and is in the midst of a major Downtown Revitalization.  Millions of dollars are being invested into exciting new housing, retail, office and state-of-the-art health care facilities.  More recently, a Business Improvement District (BID) was formed to focus on making Downtown a more attractive place to Live, Work and Play.

New Residents are now moving into Downtown Glens Falls because it is conveniently nestled between Saratoga Springs and Lake George.  The real estate is reasonable priced and people are relocating from “overpriced” or “overtaxed” areas and settling in Glens Falls.  Quality of Life is a big factor that has influenced people from the Tri-State area and especially Downstate to relocate to Glens Falls. 

The economic development agencies and local Chamber of Commerce have done a wonderful job of attracting and diversifying the employment base to include manufacturing, medical device and pharmaceutical companies, medical professionals, engineering, legal profession, colleges, paper industry, hospitality industry, insurance industry, technology fields and many others.Real estate investors have seen their yields diminish in other Markets as prices have been pushed to new highs that violate sound “real estate fundamentals.”  Downtown Investors are coming to Glens Falls to seek out double digit returns that are not attainable in other Regions.  Properties are being traded and substantial renovations being made to create new uses.  The strong real estate sector is widely known as “Recycled Real Estate”.Within Glens Falls you will find a sports and concert venue at the Civic Center, retail shops, café, restaurants, independent bookstore, boutique gift shop, Charles Wood theatre, Chapman and world renowned Hyde museum, parks, library, many churches and synagogues.  This quant little City has a population of approximately 14,000 people and serves as the Downtown for other area Communities.Glens Falls and the surrounding region is rich in culture with beautiful architecture and people wanting to experience the Horse Racing, Racino, Opera, Theatre, Ballet, Performing Arts & Civic Center, Auto and Horse Museums, Adirondack Mountains, skiing, Lake George and every imaginable attraction.  Close in proximity to Glens Falls is the new “Tech Valley” that has cutting edge nanotechnology and the Luther Forest Technology Campus that will be host to Global Foundries which building a $4.2 billion computer chip plant known as Fab 2X.
