In this month's S&P Case Schiller Index Denver beat the national average home price index once again.  The national average year over year was -2.5% and Denver was one of the only six cities to be trending positively.  Does this mean Denver has seen the bottom?  I would not say for sure but the price trend is shifting in the right direction.

Yesterday the Denver MLS system released its monthly figures for the 18,800+ homes on the residential and condominium market.  As we approach spring the number of homes entering the market rose 8.04% in the last month and compared to 2009 inventory is down -5.93%. The price of SOLD homes rose 3.53% in the last month; this is a -1.93% decline from last year.  The average residential listing sold for $269,688 and a condominium was $166,206. From all these statistics I anticipate the volume of sales and prices to rise this summer until the tax credit expires; stay tuned for next month's newsletter.

Many parts of Denver have different types of markets; some are hit hard with foreclosures, short sales and new builders; some well established neighborhoods around town saw a slight correction but did not see double digit losses in their market. SPRING CLEANING TIPS

The days are getting longer and warmer! After months of being cooped up at home it's probably a good time to get organized and de-clutter your home.

Spring CleaningStart small. Don't be too ambitious - cleaning out your entire place and organizing everything you own is too large and daunting of a task. Pick a room, or even just a closet, and dig in.

Define a clear agenda. Are you trying to simply organize your stuff, or is there a larger "purging" goal? Be clear with yourself, then when you pick up that old picture frame that may be sentimental but is really just superfluous junk, you'll know what to do with it.

Focus on the floors and walls. More than just cleaning and organizing, this is a time to rejuvenate your living space. Clean the walls and carpets, and mix things up by adding or moving pictures, artwork, and small furniture pieces.

Invest in your spring cleaning. Use the right tools for the job to make it more fun and efficient. Make sure you have a good vacuum, buy some shelves or organizers, and get whatever else you need to do the job well.
