   Hello My name is James Zimmerman I have a land buying business in Southern California but have been investing in real estate for around 4 years. I am beginning a loan modification/debt settlement marketing company. The providers I plan on using are Mods 123 and Accelerated Solutions LLC. I have been attempting to find a consistent source of loan mod and debt settlement leads for the past two months with marginal success. In fact, one company touted their loan mod lead program to provide 61 leads per month beginning a month ago for a predetermined price. To date, they have zero loan mod leads in their system. I have also used postcardmania to begin a mailing campaign. The results have been horrendous at best. I am and have been very adept at marketing and will develop a winning letter or postcard campaign; however, my preference would be to not have to re-invent the wheel and have to test and test again. Right now, I have at least 3 reps who want to market for me. I have one rep set to go whenever I can begin to provider her with some consistent, quality leads. We all work from our homes and are not in the mortgage business. We simply market for the above company's attorney groups, who do all the work and then pay my company a commission. I then will pay my reps. Eventually, I want to have as many as 10 reps handling the leads. Anyway, I am initially looking for a source of qualified loan modification leads. 40 per week to start and to increase from there once they are proven and once I bring on more reps. I do not know about how you screen the leads and have considered using Pat-Live to do that. However, if you do some initial screening, that may not be needed.
