Reno, NV (February 11, 2009): How often has someone said, “if only I had bought that piece of land, I knew they would be building on it?” Then why don’t most people buy that land and make the profit? Because the entry cost is too high for the average American. There is a solution, and it is “LandBanking.” LandBanking offers the average American the opportunity to participate with others in the purchase of a large parcel of land situated directly in the path of growth. LandBanking offers group purchasing power. While LandBanking involves buying undeveloped land, it’s not buying just any land, but instead it’s buying land in the right location at the right time. THE 401(k) RUT. 401(k) plans hold over two trillion dollars in assets with over fifty million participants. Traditional investments for 401(k) plans are stocks. In the year 2000 the most common measure of the stock market, the Dow Jones Industrials, stood at a little over 11,000. Where is it today? Under 8,000, roughly where it was in the late 1990s. That is a loss of approximately 27%.

THE SOLUTION. During that same period of time, however, according to the National Association of Realtors, the median price of a home in the late 1990s was roughly $140,000, and today, the median price of a home is $180,000. Developers pay approximately 13% of the final sale price for a new home for land. According to the Federal Housing Finance Agency press release of January 22, 2009, “the decline since the April 2007 peak is 10.5 percent.” Even with that decline, housing prices are still up some 30% or more from the late 1990s. That means that properly chosen land still would have proven profitable over the last decade. What most people don’t know is they can spin off their 401(k) assets to an IRA, and IRAs can legally own land.
