I am a licensed realtor, RE investor, and structural engineer and I am experienced buying and selling rentals, BRRRR, fix & flip, buy & hold, house hacking, 1031 exchanges, multi family, single family homes, commercial property, land deals, new builds, and most recently development. I have been investing in real estate for 20 years and became licensed 10 years ago to help others with buying and selling homes, and investment properties. With a 30 year career in engineering I love the numbers and evaluating properties. Including cost estimates for repairs, rental market evaluations, negotiating prices and contracts, and finding best lending options for wise financial decisions that best fit my clients overall plan and timeline. I started my real estate investing myself with flipping and the BRRRR method and built a portfolio of single family homes to create passive income. Since then I have diversified into other revenue streams including multi families, commercial property, vacation property and new builds. All of my investing is centered around both cash flow and long term appreciation and I continue to look at ways to scale up and leverage both personally and for my clients through 1031s, joint partnerships, etc. I focus on Net Worth over High Income as a long term goal and I teach classes about that as well as real estate investing strategies like the BRRRR method. I currently have a multi million dollar portfolio and am scaling up through 1031s, joint ventures, and development. I love to share what I learn with other avid investors and learn as much as I can from others based on their experience. I have systems for running my rentals, finding properties, as well as a strong network of investors, brokers, agents, and others to maximize options for finding properties for my clients both on and off market. I am also licensed in Florida and have been investing in vacation properties for 7 years in Southwest Florida along the Gulf Coast. I work with many builders and new developments to find opportunities for clients looking to retire, invest, or get a second home in sunny SW Florida!

Dennis Maynard is a California Realtor Broker and has over 17 years of experience. He began as a top sales agent at Keller Williams Hollywood Hills, and continued gaining experience in residential, property management, commercial, and hotel development. In 2011, Dennis played a key role in the Ace Hotel project at the United Artist Theater and Old Texaco Office Building in downtown Los Angeles. Representing the developers and investors in the transaction, Dennis worked diligently on the conceptualization of the project, financial underwriting, attaching the hotel brand, investor, and developer to the project, negotiations with the sellers, and managing the transaction process. The total capitalization of the project was estimated at $65 million, with a sale 4 years later from an unsolicited offer at approximately $103 million. Following 2011, Dennis pursued many properties in downtown Los Angeles. In 2013, Dennis partnered with a local developer for the acquisition and development of a 12-story historical building with basement at 1023 S. Broadway. The project would have entailed 305 key hotel with 65,000 square feet in creative office space and ground floor retail. As a development partner, Dennis was responsible for project conceptualization and initial design, Highest and Best Use Analysis, financial underwriting, and onsite coordination. The group partnered with investors in 2013, placing the property into escrow. In 2015, the investment group received an offer, and assigned the right to purchase to another investor. The new investor closed on the project in spring of 2016. Total estimated project costs, $155 million. Dennis also worked for a developer on a consultant basis in 2015 for the Soho Warehouse project in downtown Los Angeles Warehouse District. In 2014, Dennis conceptualized the Giannini Square project to be a boutique hotel in downtown Los Angeles. Working with a local developer on the acquisition, the project was purchased by Sydell Group.
