I am a licensed realtor, RE investor, and structural engineer and I am experienced buying and selling rentals, BRRRR, fix & flip, buy & hold, house hacking, 1031 exchanges, multi family, single family homes, commercial property, land deals, new builds, and most recently development. I have been investing in real estate for 20 years and became licensed 10 years ago to help others with buying and selling homes, and investment properties. With a 30 year career in engineering I love the numbers and evaluating properties. Including cost estimates for repairs, rental market evaluations, negotiating prices and contracts, and finding best lending options for wise financial decisions that best fit my clients overall plan and timeline. I started my real estate investing myself with flipping and the BRRRR method and built a portfolio of single family homes to create passive income. Since then I have diversified into other revenue streams including multi families, commercial property, vacation property and new builds. All of my investing is centered around both cash flow and long term appreciation and I continue to look at ways to scale up and leverage both personally and for my clients through 1031s, joint partnerships, etc. I focus on Net Worth over High Income as a long term goal and I teach classes about that as well as real estate investing strategies like the BRRRR method. I currently have a multi million dollar portfolio and am scaling up through 1031s, joint ventures, and development. I love to share what I learn with other avid investors and learn as much as I can from others based on their experience. I have systems for running my rentals, finding properties, as well as a strong network of investors, brokers, agents, and others to maximize options for finding properties for my clients both on and off market. I am also licensed in Florida and have been investing in vacation properties for 7 years in Southwest Florida along the Gulf Coast. Interest rates have made it too difficult to find great deals in the other categories. I have been in real estate for 6+ years now and started with listening to bigger pockets while riding my bike to and from the CrossFit gym. I had no experience, and minimal savings. I decided to get my real estate license and start in wholesaling so that I could get acquainted with finding and analyzing deals. Also since I didn't have much money to invest, I needed a quick way to make a profit so that I could eventually build up my own portfolio of cash flowing rentals. In the first few months I was making 5 to 10k checks regularly from Direct Mail campaigns. From that, I found my first seller finance deal to invest in and was making about $250 passive income a month. Then I met my husband who is a mobile home investor and owns a mobile home brokerage. Together we built our portfolio of cash flowing mobile homes. After 1 year of focusing solely on wholesaling, I decided to get into the traditional side so that I could teach regular people how to budget, pay off their debt, save a 6 months emergency fund and begin investing for financial freedom/peace. Most of my clients buy their first ever property with me and so far as many as their 6th and 7th. After 6 years of being in the business we now have a portfolio that cash flows about $12,000 a month. I go all in for my clients and spend a lot of time advising and helping so i expect my clients to go all in for me too.
