Hello everyone! I'm new at this so please keep that in mind when answering my question. As a real estate investor, do I need cash to pay the lender? Or can I finance the loan with a regular mortgage that I get from a lender? Also, what are the pros and cons of getting a real estate license?

Cash is easier and faster,,, but I have seen these transactions financed...
