Are you asking how to find short sale leads, how to contact sellers in foreclosure, or to find out what preoprties are selling for via short sale?

Depending on what part of the country your in, most of the information on homeowner in Foreclosure can be found at your local county court house. If your lucky some state have internet site that give you all that information.
As far as contacting homeowner you have create a marketing strategy for that. You may want to puts ads in newspaper, bandit signs or mail out to homeowner saying that you buy House or something like that.
As far a short sale leads or homes selling via short.. you have to be involved in REI groups that have investor doing short Sale or you doing the Short Sale yourself. And short Sale leads are considered homeowner in financial distress or in pre-foreclosure that your Short Sale lead. You can contact a local Agent that can find you Short Sale in your area that are being marketed as Short Sale.

I hope that helped..

Those national services tend to have very dated information. In many areas, there is a local service that just covers a small area and will get you the notices right after they're filed. Go to your local REIA or otherwise find nearby investors and ask around.

It's sad that I have to mention this, but a good agent should be able to provide the info you need.

You can also purchase data when the homeowner hits 30 days down rather than wait for the NOD.
