I sent an initial 500 just to test the waters.
My lead source (Response Makers) only gives one address so it goes there.
What results are you getting from that? Percentage wise.

About 7 calls so far (only mailed on Saturday) and only 1 is a lead.. rest are "no thanks".
I have been doing direct mail for awhile though in other businesses and really can't pull a percentage right now
You are shooting about par for the course. You could send another letter to the same people again and see if they start calling. But 1-2% is about right. You can get higher percentages by really focusing on the group you want. Plus if you don't know if you are sending to the homeowner or the property address is a problem.

Are you familiar with yellow letters?
I am mailing those out and it is suppose to be as high as 10%.
I have mailed out pieces in the past and received response rates as high as 6% personally.
I am just shooting to find people who are trying to get rid of their home before foreclosure.
Basically... what I am thinking is 30 days is too soon.. and I should be getting people 60, 90, etc. days late on their payments...

Or you stick with the 30 and mail them again in a few weeks when they are 45 days, then again in a few weeks at 60 days and so on.
I think the 6% is a bit misleading. They are not just sending one letter and getting 10%, they are mailing them several times over weeks or months.
I'm more interested in why the 6 out of 7 people turned you down. You should focus on that as well. Why did they not want work with you?

No, they were really more calling to say "I'm fine with my mortgage, how did you get my information?".
No, I have received 6% in other non-realty related direct mailings.
10% is what they quote.. which yeah tell me about it.. that's high!
What type of marketing is most effective for most short salers?
I mail 50-80 postcards a day religiously to preforclosoures the day the notice of default is filed. I get a 1-2% response, but I close most of them.

It depends, usually after they have missed 3-4 months. It may be depend on the State though.

Here in IL, the foreclosure process takes 7 months or longer, so many preforeclosure prospects don't respond until they are a little further into the timeline (sometimes too late), for various reasons. Many times, when someone responds, they will tell me on the phone or when we meet, that they had received several postcards (which is what I use) over time and finally decided to call and see what it was all about. Work the timeline with repetitive marketing.

It would seem that where I'm at, I can either get the notices the day they are filed by going to the Recorders office myself, which becomes time intensive, or I can buy them or get them for free from another source, but they are at least a few days old either way at that point. Without question, typing 50-80 names a day at the courthouse would be a good chunk of the day and probably just worth paying the copy fee at that point of about $1 per NOD.

I use a local company. They only do Maricopa County in Arizona. It costs me around $100 a month but they send me 300-600 leads per day. I pick the areas I want and send them out. It averages about $0.07 a lead. My postcard typically beats the NOD letter to their house. I (my baby mama actually) spend about a 20 minutes a day printing an address label and placing a stamp on it. They also give me access to comps, so its a nice service.
I get free leads for other counties but the data is 2-4 weeks old. Not as successful, but I still pick up a couple houses from it.

When mailing to 306090 day mortgage lates, we have to remember that most homeowners are not ready to sell. Most are hoping for a loan modification or "working it out with the bank."
When I send out my marketing I have free info about loan mods, short sale vs foreclosure, free state and local resources, etc. After building trust and rapport is when you see results. We see the most responds after our 3 or 4th mailing. At this time they've received a NOD or a NOTS.
