Does anyone have any resources they'd be willing to share for reliable short sale leads?

I'm great at closing deals but am lacking in the marketing department.

I have no problem paying for leads as long as the resource is fairly priced.

Anyone have some ideas?

The most reiable leads you will find, is to directly market to the property owners.
This will enable you to have full control of the transaction.

Two things:

1. Set up a lead generating website
2. Develop more relationships with Realtors.

Start generating your own leads directly from sellers and #2 is much easier.

Internet and print advertising is a must. A facebook site won't cut it.

Now, may I also take this opportunity to bid you farewell. After I report you for your DB activities (i.e. spamming without class). You'll more than likely get very upset, delete your account and never try that around here where smarter investors seem to be able to weed out the weak.

I recently started working with Sales Team Live. They are not cheap. Expect to spend $1500.00 just for set up. $200.00 a month for maintenance and $1.60 per letter mailed.

My first direct mail campaign with them was mailed on Monday. I won't see results till next week.

However, expensive as they are, they do run a tight ship and are very professional. I mailed to 600 home buyers on the 60-90 late list. Based on their average I expect to get a response rate from 3 to 10%. I will be happy with 5%, which is 30 calls. Out of those I will be very glad to close just 3 deals. Figure one deal will already pay for the campaign 10 fold.

That sounds pretty fair. I just talked to another guy on the phone today who will likely propose something similar. He says that other investors he's working with are getting a decent response.

Anyone have success with something like a live transfer lead, where the person is on the phone and is prepped to talk to you?

Anyone having success with sponsored links on google? (not paid ads)

I've worked a lot with bird dogs but it's so much work training them what to look for. I often end up spending more time educating them than it's worth.

I have a friend that highly recommends Sales Team Live. He did tell me that it appears expensive until you start converting the quality leads. He did say that they are very fresh and targeted to your needs. Best money he ever spent.

I do believe he also uses a live call transfer periodically. If I'm not mistaken, I think it is PatLive.com.

I would recommend getting 60 day late leads because you get alot more time to market to the individual and that is key. Also alot of RE agents,investors wait till the NOD to get started which means you have to compete with all of them.

Now here is what I'm doing for the company I work for.

1.) Get 60 day late leads from the Credit Bureau's ( There is a company that gets them for cheap)
1000 Leads for about $320.

2.) Design a Mailing Campaign - Copywrite headlines etc, Design the postcards, get approval done.

3.) Talk to Directmail company for quote
Price $755
10.5 by 5.5 Full Color Both Sides
Printed & Mailed. Hard Copy proof.



4.) Get approval from boss and send out postcards to get printed and mailed.

That's my current workflow.

Total Cost : $1075

Now that might seem like alot but that's because you purchased the leads. You can go with Nod's which are cheaper but it is a crowded market. Also once you purchase a list you can go at them again for a 2nd run ?

I don't send yellow letters primarily because my boss isn't 100% convinced that they work. We mostly just do postcards, (Well designed and well written one's if I must brag lol) and just get the appointments. Then the closers go in and seal the deal

I called Jim from Homestead Data and he seems like a stand up guy with a stand up company. His data looks good.

I got an email about a week ago from a competitor of his with supposedly even better rates - it was .13 a lead.

Maybe someone wants to try calling him? This is his name.

Minimum quantity = 500, so around $65 bucks

OK guys, I have some feedback about my marketing campaign with Sales Team Live. I mailed about 600 letters to a 60-90 days late list. My letters arrived at the clients houses on Sunday.

I have a local number printed on the Yellow Letters, once this number rings, Sales Team Live can track the calls, but then the call is automatically transfered to Pat Live. I have a live operator service with them with my script.

In two days I got 43 calls. Out of those calls, some were hang ups, some asking to get their name removed from the list. 19 out of the 43 calls, did complete the whole script of at least left their name and number and were willing to discuss the sale of their house.

I am just done calling all the 19 people. I still got a lot of voice mails and will follow up with them. I am pleasantly surprised with the return I got from the Yellow Letter. Bear in mind that it has only been 3 days and I got almost 10 percent of calls.

However, by talking to people I realize that most of them are suspects and not prospects. Most of them don't need to sell the house, but want to sell the house at full price.

However, there are some people there that might turn into a short sale or at least a subject to. My plan is that by the time I talked to every one. I can get 3 to 5 deals and perhaps close 1 to 3 of those for a net profit of $10K each.

I believe if I only sell one deal and make $10K the campaign will pay off 4 fold.
