There have been several posts over the last few months regarding Realtors and if they are worth the commissions they earn. I just posted a blog detailing a recent back to back short sale that addresses this. It's titled "Two Sides to a Back to Back Short Sale Closing". In this particular instance, the Realtor was well worth the commission. I will be posting a second part to this blog in a few days about the Title Company and the important role they play.

For successful back to back short sale closings, you really need to have a knowledgable, well-oiled team in place. Investor, Negotiator, Realtor, and Title Company. If any part breaks down, you can have a disaster.

Thanks for the kind words! I've never posted on Active Rain, but that's a good idea. I'll look into it.

Regarding what I say to the end buyer lender, I simply explain what we are doing, and why it shouldn't be a problem for them. We get appraisals ordered all the time in advance. I like to be sure that we are going to get an approval letter before the buyer incurs the cost of an appraisal, but when I'm reasonably certain, I have them go ahead.

Paying a Realtor??? We have done it a couple of different ways, and I find what works one place may not work in another locale.
